Vistas Well Update: Casing Complete & Next Steps

At the end of September, Vistas well construction is nearly complete. The borehole has been reamed to its final 28-inch diameter. The 24-inch casing and screen pipe has been installed along the 1,000-foot borehole, and filter pack (a sand/gravel mixture) has been placed in the annular space between the casing and borehole. All that remains is for Beeman's to clean out the well of debris (called swabbing), cement grout seal at the top of the well, and install the casing head.

The next step, an important one, is for Beeman’s and Clear Creek Associates to test the well to determine its production rate. Our goal is a production rate of 2,200 gallons per minute.

What Members May Notice at Vistas #5
As part of this next phase, the drilling team will also be cleaning out the bottom of the well and pumping out silt, sediment, and other material remaining from the drilling process. This water will discharge into the Vistas #5 lake, so members may notice the lake becoming temporarily cloudy or brown over the next day or two. This is expected and is not a cause for concern. As we irrigate the golf course overnight and continue adding water from the existing well, the sediment will dilute and settle and the lake will return to its normal appearance.

Beeman’s plans to demobilize and leave the drill site by early September. Empire Pump will design and install the pumping equipment based on the well’s production rate and connect electrical service. Subcontractors will connect piping from the well to our irrigation storage ponds and construct a privacy/security enclosure. Finally, WBGC personnel will install irrigation to the area, plant new trees and shrubs, reconfigure Hole #6 tees to an “island look”, and re-grass with Tahoma 31 bermudagrass.

The Vistas Well is the first phase of an eight-year capital improvement plan to modernize our irrigation infrastructure and improve golf course playability. Future projects include converting the Vistas and Lakes fairways and green surrounds to Tahoma 31 bermudagrass and installing a new irrigation system for the Vistas Golf Course. These improvements are expected to be funded through a combination of asset protection reserves, initiation fees, operating revenues, investments, and debt financing. No special assessment of the membership is anticipated.
