Vistas Wells – Old Well Repair Update & New Well Project Timeline

We are pleased to share some encouraging news regarding the existing Vistas well, along with a comprehensive update from the Vistas Well Committee on the new well project.

Existing Vistas Well – Repair Update

Following its inspection, Empire Pump confirmed that the underground pump and shaft are in good condition and do not require replacement. This is a significant positive development that helps keep repairs on schedule.

The replacement motor has arrived in the Phoenix area and is being prepared for installation tomorrow, Wednesday, October 28.

Repairs to the electrical control panel will include replacement components and rewiring. As an added precaution, we are also installing a motor protection device (motor saver) designed to detect electrical abnormalities and shut down the equipment before significant damage occurs.

If repairs and testing proceed as planned, we anticipate restoring water service from the existing well by Saturday, October 31. This remains a target date, subject to successful completion of the work.

Based on this timeline and our current water reserves, we expect to maintain normal golf course operations and conditions without interruption. Should repairs take longer than anticipated, we can supplement our water supply with City of Peoria water if needed. At this time, we do not anticipate any impact on golf course operations or conditions.

New Vistas Well – Project Update

The recent equipment failure occurred at the existing well and is completely unrelated to the new well project.

The Vistas Well Committee has provided the following update on the progress of the new well and the remaining construction phases.

Phase I – Drilling and Testing (Completed)

In early October Phase I of the construction was completed. CCA (Clear Creek Associates) finished testing the well for its capacity to supply water and the results were good! We can comfortably supply at 1,600 GPM, adequate for our golf course and HOA irrigation needs.

Phase II – Pumping Equipment and Electrical Controls (In Progress)

We have now moved to Phase II which involves designing and installing the pumping equipment and electrical controls based on the 1,600 GPM figure. A bid package is being prepared and will be sent to a few pumping supply companies. Once the board decides on a supplier based on the bids, we will issue a contract for the work. This phase should be completed by the end of the calendar year.

Phase III – Well Enclosure Construction

Phase III involves construction of a well enclosure which will be similar, but smaller in horizontal dimensions, to what we have around the Lakes well. The enclosure design has been professionally designed, and a bid request has been distributed to two stone masons for quoting. Once Phase II is complete, the enclosure can be constructed.

Site Restoration and Landscaping

Irrigation and landscape installation will take place alongside Phases II and III, with work performed by our Greens and Grounds staff.

Staff are currently completing the final grading of the area. Additional work will include distributing gravel and planting trees and shrubs. Some shrubs and decorative granite have already been installed around the reconfigured tee areas.

Anticipated Completion

Until manufacturing and installation schedules for the pumping equipment are confirmed, it is difficult to establish a firm completion date. However, late January 2027 is currently considered a reasonable target for completion of the overall project.

Looking Ahead – Long-Range Capital Improvements

The new Vistas well represents the first phase of an eight-year capital improvement plan designed to modernize our irrigation infrastructure and improve golf course playability.

Future projects include converting the Vistas and Lakes fairways and green surrounds to Tahoma 31 Bermudagrass, along with installing a new irrigation system for the Vistas Golf Course.

These improvements are expected to be funded through a combination of asset protection reserves, initiation fees, operating revenues, investments, and debt financing. No special assessment of the membership is anticipated.

We encourage members to review the Club's Long-Range Plan, which provides a comprehensive overview of the Board's vision and planned investments in Westbrook's future.

Future Updates and Questions

The Vistas Well Committee will provide monthly construction updates as the project progresses.

Members with questions or concerns may contact the committee directly at wellupdate@westbrookgolf.com.

Thank you for your continued patience and understanding as we work to complete these important infrastructure improvements.
